The rental contract is considered as closed after confirmation by the owner through the booking confirmation or by partial or total payment for the stay by the renter.
The minimum rental period is 3 nights.
At contract conclusion more than six weeks before arrival 30% of the total price as deposit is required, the rest is required to be paid 6 weeks before arrival.
At contract conclusion six weeks or less before arrival, the full rental is due for immediate payment.
The rental price includes costs such as heating, hot water, electricity, weekly cleaning and laundry, but not the final cleaning.
The owner accepts a cancellation under the following conditions:
The cancellation must be submitted written. The cancellation of the reservation with a notice 21 days or more prior to arrival brings the loss of the deposit, which will be retained in full by the owner.
In case the reservation is cancelled less than 21 days prior to arrival,
the owner may insist on the following compensation:
between 20 - 14 days prior notification: 50% of the total price
between 13 - 7 days prior notification: 75% of the total price
less than 6 days prior notification: 90% of the total price
If a replacement booking is possible, only the deposit will be retained.
Please plan your arrival not before 3 pm and the departure not after 10 am.
For key handover a deposit is required (in cash or via bank transfer prior to arrival).
The renter is liable for all damages to property caused by himself or visitors. He is responsible for the proper handling of all items offered by the owner, also for the secure closing of windows and doors.
The property is to be kept in a neat and clean condition.
Smoking in the house is not allowed, pets are not allowed.
The rental contract is only valid for the registered number of people. The owner has the right to refuse people and animals that are not listed in the rental agreement.
The owner is entitled to terminate the agreement with immediate effect and to demand the immediate clearance through the renter, if the renter violates hard against the agreement for the rental property, especially if he takes other people and / or animals as specified in the contract or if he willfully damaged the property or otherwise violates the requirements of a proper renter. In this case the guest is not entitled to claim partial repayment of the rent.
If any of the foregoing terms or parts of it be or become invalid, the validity of the remaining terms shall not be affected. In such a case the invalid term will be replaced by an economic term as close as possible to meaning and purpose.
The guest acknowledges the booking conditions as binding.
